Closeout Distribution Inc. (CDI) selected The Haskell Company to provide real estate and design-build services for a northeast distribution facility of 1.2 million s.f.

Haskell's real estate division selected and evaluated seven specific sites arid their communities. Once a site was chosen, Haskell helped CDI negotiate more than $9 million in state and local economic incentives, which were offered due to the 600 new jobs the center created.

Haskell's architecture/engineering (A/E) team provided architectural programming to coordinate the facility's layout with CDI's material handling vendors. Haskell's A/E group also provided complete design and engineering services.

Haskell' s industrial project delivery group provided construction management services and completed the new center in 15 months. Haskell's own in-house steel shop provided the project with steel fabrication services.

The completed facility features a 45-foot-tall warehouse with a 39'-6" clear height and a 1,000-foot-long, cantilevered, tilt-up, MFL wall that divides the facility into two 600,000 s.f. storage buildings.

The facility also includes 104 loading dock positions and is designed to accommodate eight four-level merchandise pick modules and an automated shipping conveyor system with more than 35,000 linear feet of conveyor and a 51-door shipping sorter. The center also has more than 1.6 million s.f. of heavy-duty asphalt paving to accommodate 1,000 trailer storage positions.

The new fully automated distribution center will distribute goods for Consolidated Stores. This is the fifth project Haskell has performed for Consolidated.
